POSITION SUMMARY
The Lead Engineer position encompasses a wide range of duties.
This associate is generally the first company representative to address and then resolve a tenant’s concern regarding the building or their space
ESSENTIAL DUTIES & RESPONSIBILITIES
Perform the maintenance, repair, operation, and general upkeep of the properties and grounds.
Maintains a positive high profile with the tenants, co-workers, vendors and public.
Respond to tenant requests.
Administer preventative maintenance on building systems and components.
Follows standards and policies for: OSHA, ASHRAE, ADA, EPA compliance and all local codes applicable to the operation and maintenance of the property; pollution control; installation, modification, and quality control and CFC laws.
Follow company operating policy and procedures; inspections; maintenance of equipment; and oversees the general maintenance of buildings.
Leak checks.
Inspects facilities and equipment to determine the need and extent of service, equipment required and if outside contracting is necessary within the approval limits and budget.
Performs or delegates duties such as maintenance, repair or renovation and obtains bids for additional work from outside contractors/vendors.
Purchases building and maintenance supplies, machinery, equipment and furniture within the approval limit and budget.
Advises, assists and administers the Repair & Maintenance building budget.
Assembles and analyzes contract bids and submits bids and recommendations to the Senior Operations Manager or Operations Manager.
Understand and comply with safety policies and assist other staff members as needed.
Oversee and manage Maintenance Technicians.
Perform all supervisory functions.
Walk all full-service suites and common areas on a regular basis.
Check for lights out and any other maintenance issues that need to be taken care of.
Change out lamps/ballasts as needed.
Inspect vacant suites weekly.
Open doors for contractors.
Escort contractors into secure areas/roofs.
Put fire alarm panels on test when needed.
Perform HVAC repairs and maintenance.
Perform regular checks on generators and fire pumps.
Perform basic plumbing on toilets and sinks.
Run errands such as picking up supplies, making runs to the locksmith, etc.
Perform general maintenance repairs as needed, as directed by the Senior Operations Manager, Operations Manager or Chief Engineer.
After hours on call duties.
Snow removal.
Oversees the cleanliness and marketability of the property.
Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES - May directly supervise Maintenance Technicians, Engineers and Porters in the building.
Carries out supervisory responsibilities in accordance with the organization’s requirements and applicable laws.
