$900 Bedroom in Townhouse (Arbutus)

I am a 25-year-old female and my roommate got a promotion requiring relocation, so his room will be opening up start of 2024.
I’m seeking someone close to my age to rent the room and preferably not a couple.
1 bedroom available (plus a smaller bedroom to be used for home office / storage / etc.
) in Arbutus.
$900 monthly rent, plus utilities.
Off-street parking in a space out back (there is also street parking which is typically easy too).
Lease is typically 12 terms but can be flexible depending on the situation.
The bedroom is 9 feet by 12 ¾ feet and the office is 9 ¼ feet by 7 ½ feet.
There is a shared full bathroom on the top floor and then another half bathroom in the basement.
The house is fully furnished (minus the rooms to be yours) with a living room, TV with Apple TV (Netflix, Hulu, Amazon Prime video), dining room table that can fit 6, kitchen supplies, plates, etc.
The basement has a washer and dryer, and two couches with a hang-out area with a projector.
Attic for storage.
Very reasonable and communicative landlord.
I have two dogs, 50 pounds and under (very friendly and cuddly).
And a rabbit that stays in the basement.
