Leasing Consultant
JOB SUMMARY: Assist the Property Manager with all on-site operations.
General
Responsibilities include but are not limited to:
PERFORMANCE EXPECTATIONS: Job duties and responsibilities are to be completed
systematically (daily, weekly, monthly, as the item requires).
If a task cannot be completed in
the given timeframe, the Property Manager must be informed promptly or immediately as
circumstances warrant.
Perform job efficiently, correctly, and promptly; adhere to Barkan’s
policies, rules, and procedures.
Exercise appropriate judgment and discretion to limit necessary
supervision or direction from your supervisor; and be professional, polite, and courteous to
client, residents, vendors, co-workers, and others encountered in connection with work.
Administration:
• Collection, posting, and deposit of rent and other payments/income in a timely
manner.
Rent checks must be deposited/scanned within 24 hours of receipt or next business
day.
• Assist in carrying out rent collection policy in accordance with collection policies established
by sending out delinquency notices on the 11th day of every month.
• Remain current with knowledge of Yardi.
• Proper entry of all client invoices into Yardi Payscan
• Answer Phones
• Manage the apartment waitlist
• Resident files.
Obtain all the proper documentation for apartment applications and leases.
• Receive and sort property mail.
• Update all social media for client.
• Manage resident private group on Facebook.
• Maintain and update client website.
• Ensure all marketing and current advertising is current.
• Oversee the photography and video/virtual tours for client.
Occupancy
• Notify waitlist prospects of apartment availability.
• Properly create and maintain apartment lease.
• Update waiting list with qualified applicants.
• Prospect tours and apartment showings.
• Prepare paperwork for move in/outs.
• Assist with processing move-outs, including timely security deposit returns.
Maintenance/Physical Plant
• Inputs and tracks maintenance tickets.
• Ensure that the building electronic lock program is up to date.
• Assist property manager to inspect and approve readiness of turnover units and maintain
records of maintenance activity.
• Assist in walking all move outs and determining damage charges
• Input into Yardi work orders reported as needed.
• Create miscellaneous logs for recordkeeping (i.
e.
: turnover, improvements, etc.
).
Financial
• Charge resident accounts accordingly in Yardi for additional receivables due.
• Assist Residents with eviction prevention programs if needed
• Collect and track payments for fitness, cleaning, and other ancillary services
• Rent collection
• Fee and fine collection.
Resident Relations
• Foster and ensure quality based and professional service to residents and clients alike.
• Handle resident notices and other forms of communication.
• Maintain and manage mail and package delivery.
• Co-Event Planner for Client Building.
• Maintain all the resident schedules for fitness and other ancillary services.
• Coordinate the in-house cleaning services for residents.
• Coordinate and organize resident activities and contests.
• Video surveillance system specialist for tracking down violation evidence and ensure follow
up with fines and notices.
• Assist in enforcing rules & regulations and lease provisions.
• Assist in handling resident issues.
General Responsibilities:
• Answer phones, handle visitors and resident traffic.
• General filing.
• Assist and support all other duties/functions related to successfully managing a market rate
apartment community.
